    RENTAL PROCEDURES

In order to establish a harmonious tenant/landlord
relationship, we have implemented a comprehensive
program for our prospective tenants which includes a
credit history profile performed by an outside,
independent professional agency, which include:

  • Current employment verification
  • Current and past residence verification
  • Fraud search
  • Eviction search
  • Derogatory remarks search
  • Credit history

Once the above requirements have been satisfactorily met, an appointment is set to negotiate
the rental Agreement. At this appointment the applicant:

  • Is presented with the Lease Agreement, Tenant Move-In/Out Property Condition Survey
    Form
  • Signs the Lease Agreement and disclosure that Zion Property Management Company is
    the Owner's agent and thus, is paid by the Owner.
  • Provides a photocopy of a driver's license or approved picture identification.
  • Satisfies the monetary requirements with either cash or certified funds.
  • Meets one of our property managers at the property to conduct an initial move-in report.
  • Keys to the property are released.  
Requirements for Applicants

  1. Generally, applicant(s) must be able to prove their gross monthly income of 3X’s the
    monthly rent.  This includes self-employed and tip-earning persons.  Driver's License and
     Payroll stubs or IRS returns must be submitted with application.
  2. Tenants with vouchers, please have your vouchers present.
  3. Applicant(s) is required to physically inspect premises, both interior and exterior, prior to
    submitting an application.
  4. Applicant(s) is required to submit a NON-REFUNDABLE APPLICATION FEE of $55.00 per
    person or married couple or $100.00 or roommates, certified funds only.
  5. Applicant(s) is required to submit a RESERVATION DEPOSIT of at least half the 1st
    month's rent in cash, money order, or certified funds only, which will hold a property for
    48 hours from the date of approval.  THE APPLICATION FEE & THE RESERVATION
    DEPOSIT MUST BE IN SEPARATE CERTIFIED FUNDS.
  6. Upon approval of application, the Reservation Deposit will be applied to the 1st Month's
    Rent and shall be forfeited if applicant(s) withdraws and/or decides NOT to rent said
    property for any reason or fails to pay the required security deposit due within two (2)
    business days of acceptance.   If application is denied, the Reservation Deposit is
    REFUNDED within ten (10) business days in the form of a company check.  Failure to
    provide the required documents as requested within 2 business days will result in
    FORFEITURE of the Reservation Deposit.
  7. Applicant(s) is required to pay a SECURITY DEPOSIT, certified funds only, within 48
    hours of approval, at which time a Lease Rental Agreement is executed.

  • Standard security deposit is normally equal to one (1) months rent
  • Poor credit & rental history will be evaluated
  • Pets, subject to homeowner approval  (Picture required.)
  • Security Deposit will be increased by one-half (1/2) months rent for each pet,
    unless you have a Doberman Pinscher, Rottweiler, German Shepherd, Akita, or
    Chow-Chow, then the deposit may be increased to as much as two (2) months
    rent.  Our homeowners and insurance companies will not accept a Pit Bull
    (Staffordshire Bull Terrier) regardless of temperament or training.
  • Properties can be held for up to two (2) weeks from date of approval, with a paid
    security deposit
  • All funds due must be paid by certified funds only, payable to Zion Property
    Management Company
  • Standard lease term is one (1) year unless otherwise noted
